For decades, when sellers listed their homes with a real estate broker, they paid a total commission that typically included a commission that would be divided between the seller’s real estate broker and the buyer’s broker. In New Jersey, all real estate commissions are negotiable.

Traditionally, the average commission has been around 3% for the buyer’s broker and 3% for the seller’s broker. 


Nationwide, real estate agents across the country charge on average a commission of 5.8%, according to Homelight.com. A series of lawsuits beginning in 2022 claimed that it was unfair to the seller to pay the buyer’s broker.


New laws came into effect in August 2024. The buyer is now theoretically responsible for paying his broker and the seller responsible for paying her broker. For many decades, a buyer’s broker could look on the MLS to see how much the seller had authorized her broker to pay to the buyer’s broker. It is now illegal to show that. However, a seller or a seller’s broker can still pay a buyer’s broker for bringing a client; they just cannot advertise the amount on websites such as the MLS.

We charge a standard $5,000 for any listing up to $999,999; $10,000 for any listing between $1 million and $1,999,999, and $15,000 for any listing of $2 million or above (plus a $299 processing fee for all the contract-to-close transaction work). 

You are free to decide whether to pay a buyer’s-broker commission. If you do decide to pay a buyer-agent commission and we find a buyer for your property you only have to pay us 1.5%--half what is the common commission charged by many traditional brokers.
